The ChallengeThe existing building had significant infrastructure issues, with outdated systems and areas that appeared to require extensive (and expensive) demolition. The challenge was to create a safe, functional, and inspiring learning environment without incurring prohibitive costs or disrupting the surrounding community. Our RoleWe led the strategic strip-out of the existing building, assessing the structure in detail to identify opportunities for reuse. By finding innovative renovation solutions, we were able to overcome infrastructure limitations without demolishing key sections — significantly reducing cost, time, and environmental impact. The OutcomeThe project delivered a fully modernised private school within the existing footprint, meeting all educational and safety standards while preserving valuable structural elements. The site’s position against the Crown Estate introduced strict covenants, forcing a full redesign of the foundations to protect surrounding land and heritage constraints. Our RoleWe provided strategic advisory and value engineering from the outset, replacing the original scheme with a cost-effective timber-frame construction that maintained design intent while significantly reducing costs. We coordinated the redesign process, ensuring compliance with covenants and optimising buildability without compromising on quality. Harrods Depository Building, Penthouse Location: Knightsbridge, London SW7Sector: Private Residential DescriptionAn ultra-prime fit-out of a full penthouse apartment within the iconic Harrods Depository Building, combining high-spec finishes with discreet, precision delivery. The ChallengeThe project required a full renovation, including extensive infrastructure upgrades and bespoke joinery — all to be delivered via a narrow service staircase with a single door, while avoiding the use of the luxury concierge entrance. The constraints demanded meticulous planning to protect the building’s exclusivity and avoid disruption to neighbouring residences. Our RoleWe devised a detailed logistics and execution strategy that respected both the building’s heritage and the privacy of its residents. For larger built elements that couldn’t pass through the service entrance, we developed a “jigsaw” delivery plan — breaking down items into precisely measured components for seamless reassembly inside the apartment. The OutcomeThe penthouse was delivered to the highest specification without a single disturbance to other residents. The project became a showcase of how intelligent planning and discreet execution can overcome even the most challenging access constraints.

The Challenge:A highly restricted city-centre location with minimal site access, multiple stakeholders, competing priorities, and immovable delivery deadlines. Our RoleWe provided strategic advisory to develop a Construction Management Plan acceptable to both the Local Authority and 16 separate Party Wall owners. By coordinating key professionals and resolving early-stage disputes, we kept the project moving despite its logistical and political challenges.
